We bought a place in Bellevue two years ago and we’ve reached the point where we want to do real work rather than cosmetic fixes. Kitchen and probably a bathroom, possibly opening up a wall. What I can’t figure out is whether to hire an architect and then find a builder, or go with one of these design build outfits that does both. I’ve heard arguments for each and I’d like to hear from people who’ve actually lived through it on the Eastside. We’re not in a rush, which I gather is an advantage, and we’d rather spend a few extra months planning than start something and discover halfway through that we chose the wrong structure for the job.

The separate architect route gives you design independence, which matters if you want something unusual, but you own the coordination when the drawings meet reality and budget. Design build trades some of that independence for one point of accountability, which in practice means nobody blaming the other guy when a wall turns out to be structural. We went with Bellevue’s Premier Remodeling Contractor for our kitchen and a bath, and having one team from floor plan through final walkthrough was worth it for a project of that size. Whichever way you go, ask to see a contract and a payment schedule before you commit to anything.

I’ve been in a similar situation, and I think taking your time with the planning is definitely the right approach. For a bigger kitchen or bathroom remodel, especially if you’re considering removing a wall, I’d personally talk to both an architect and a few design-build companies before making a decision. The architect can give you more independent design options, while a good design-build team can make the whole process easier by handling the design and construction together. Since you’re not in a rush, getting multiple opinions and detailed estimates first could save you from expensive changes later.
